It is common for our role and authority to be misunderstood by members of the community. It is helpful to remember that associations are governed by their own set of documents called covenants and bylaws, and the elected board members enforce the documents to represent the needs of the whole community.

How much are your management fees?
Every association's needs are different, so we cater our services to our clients' specific needs. Our pricing is based on the scope of work for your community. -
What is included in the financial summary, and how often are they provided to the board for review?
On the 15th of every month, you will receive a full financial report for the previous month and YTD reporting. These reports include profit and loss statements, balance sheets, delinquency reports, bank reconciliations, and bank statements. -
Does your company assist in the facilitating of annual audits and tax preparation?
Yes. We will provide the association’s CPA with the proper documentation to file for the association. PMI does not file tax reporting. -
What is your process for the collection of delinquent homeowner accounts?
When PMI takes over a new association, we work hand in hand with the Board of Directors to determine which delinquent accounts we should pursue. Once the accounts are determined, we will communicate with the owner, and they can either pay off their account or set up a payment plan. If they do not comply with our attempts, they will be handed off to a collection attorney to file a lien and collect funds. PMI will maintain constant contact with the Board of Directors throughout this process. It is your community, and we are simply here to guide and follow through with your direction. -
What process do you have to mitigate the impact on the association if a manager leaves your company?
Each PMI office is independently owned, and through the PMI system, we have ways to mitigate these situations should they arise. PMI is also headquartered in Salt Lake City, Utah, where all the association’s information is stored. As a member of a community managed by PMI, you can rest assured that your information and data will be stored in multiple locations. You can access it anytime should something happen to your manager or local office. -
What assessment payment options does PMI provide to owners?
Communities served by PMI have a variety of payment options. Homeowners can pay by check, online via the portal, Bill Pay, the lockbox system, or credit card. -

Yes. PMI is a member of the Community Associations Institute, a global organization dedicated to educating, training, and keeping our company up-to-date with the latest trends and legal changes in every state.

Video 1: Welcome to Onboarding
Welcome to the PMI Upstate SC onboarding process. In this video, Daniel introduces the HOME framework—Handoff, Opening Accounts, Merge Information, and Engage Community—and explains what your board can expect during the first few weeks. You’ll receive more frequent communication while we gather information, set up systems, and prepare to serve your community.
Video 2: Step 1 - Handoff
The onboarding process begins with the Handoff stage. We finalize the management agreement, receive startup funds and the onboarding fee, collect essential board and homeowner information, and prepare a welcome notice for homeowners. Your review and approval of the welcome communication helps ensure the message reflects your community’s voice.
Video 3: Handoff Complete - Opening Accounts
The Handoff phase is complete, and we are now opening your community’s accounts. Our team will establish banking, create homeowner and board accounts, and help homeowners access the online portal. These steps establish the financial and communication tools needed to support your association effectively.
Video 4: Opening Accounts Complete - Merge Information
Your community’s accounts are ready, and we are now merging important records into our systems. This stage involves collecting and organizing documents, financial records, vendor details, service history, and other community information. We work with the board and, when applicable, the previous management company to support a complete and smooth transition.
Video 5: Merge Information Complete - Engage Community
With your information largely integrated, we are ready to begin engaging directly with homeowners. We will introduce the PMI Community Care Team, explain how homeowners can access support and information, and provide opportunities for in-person assistance. The board will also be asked to suggest two or three dates for a manager to meet homeowners onsite.
Video 6: Onboarding Complete - Moving Forward
Your HOME onboarding process is complete, and your community is transitioning into ongoing management. While communication may become less frequent than it was during onboarding, our team will remain responsive, proactive, and available for important updates, meetings, and support. We look forward to continuing to learn your community’s needs and serving it over the long term.
